Ask how the scope becomes clear

  • What information is needed before site assumptions are made?
  • How are plans, specifications, allowances, and exclusions documented?
  • Which site-development items are included, excluded, or determined later?
  • How are owner responsibilities identified?

Ask how decisions and changes are handled

  • When are selections made?
  • How are costs or credits documented when a selection changes?
  • Who must approve a change before work proceeds?
  • How are open decisions tracked?

Ask how quality is reviewed

  • Which inspections are required by the jurisdiction?
  • What internal or third-party milestone reviews are used?
  • How are corrections recorded and confirmed?
  • What happens during the final walkthrough and closeout?

Ask what happens after completion

Request clear information about orientation, closeout documents, warranty coverage, service-request procedures, and the responsibilities of the homeowner, builder, manufacturers, and independent warranty providers.
