What to Know Before Building on Your Land in North Texas

Owning land is an important starting point, but the property and the home still need to be planned together. A useful early review helps identify questions before they become construction decisions.

Start with the property, not only the floor plan

A home plan that works on one lot may need changes on another. Orientation, setbacks, easements, access, drainage, trees, topography, utilities, and local requirements can influence where a home fits and how the site is developed.

Bring the right information to the first conversation

  • Property address or parcel information
  • A survey or plat, if available
  • Known deed restrictions or easements
  • Information about water, wastewater, and electric service
  • Photos of access, terrain, drainage, and existing improvements
  • Your preferred home size, rooms, style, and priorities

Separate the home from the site scope

House construction and site development are connected, but they are not the same. Clearing, grading, driveway work, utility extensions, septic systems, wells, retaining conditions, and unusual foundation requirements may be property-specific. Ask how these items are identified, documented, and assigned.
